Approved as a Tier 3 project under the City’s Transit Oriented Communities (TOC) program, the development utilizes a 50% density bonus and reduced parking requirements to deliver more housing within walking distance of the future Metro Crenshaw/LAX Line. Four units are reserved for extremely low-income households, contributing to the City’s affordable housing goals.
The five-story building will replace an existing four-unit multifamily structure with 24 efficient studios and 12 two-bedroom residences, complemented by a landscaped courtyard, rooftop deck, and fitness room. Designed for young professionals and families, the community will also provide 38 secure bicycle spaces, 18 on-site parking stalls, and 3,376 square feet of open space.
Located in a federally designated Opportunity Zone, the Somerset Drive development reflects SoLa Impact’s mission to deliver high-quality housing in historically underserved communities. Steiner | Douglas will manage all aspects of construction to ensure on-time delivery, coordinating closely with the project team to bring this transit-accessible, amenity-rich community to life while maintaining the highest standards of quality and craftsmanship.
